Simplicity Living Waiatarua – Ellerslie: 258 Apartments

Simplicity Living’s Waiatarua Build-to-Rent development will deliver 330 new homes on Auckland Thoroughbred Racing land in Ellerslie, adjacent to Auckland’s southern motorway. Construction commenced in November 2024, with completion scheduled for February 2027.

X Electrix is delivering the electrical and mechanical services for Buildings B, C and D, comprising 258 apartments.

The project scope includes apartment and communal power and lighting, mechanical ventilation systems, communications and structured cabling, EV charging infrastructure, exterior and landscape lighting, Salto access control, air conditioning systems, intercoms and CCTV systems.

Designed to achieve a Homestar 7 rating, the development incorporates solar energy, rainwater harvesting, EV and e-bike charging facilities, and shared resident amenities including a pavilion lounge and café.

10 Morningside Drive, Morningside, Auckland

Simplicity Living Morningside Drive: 322 Apartments

Simplicity Living’s Morningside Build-to-Rent development will deliver 322 long-term rental homes in Auckland, with construction commencing in 2025 and completion scheduled for 2027.

The development will feature rooftop resident workspaces, a resident pavilion lounge and café, and integrated car and bike parking with EV charging facilities.

X Electrix is delivering the full electrical and mechanical services package across the development, including apartment and communal services, lighting, ventilation, communications infrastructure, access control, air conditioning, EV charging infrastructure, and security systems.

Designed to achieve a Homestar 7 rating, the project incorporates sustainable design features and energy-efficient infrastructure throughout the development.

137 Lake Road, Northcote, Auckland

Expected Completion: Q3 2027

Simplicity Living Northcote: 93 Apartments

Simplicity Living’s first North Shore development will deliver 93 long-term rental apartments as part of the ongoing regeneration of Northcote, Auckland. Construction is currently underway, with completion scheduled for Q3 2027.

X Electrix is delivering the access control and intercom systems for the development, including the supply and installation of Salto access control infrastructure across the project.
